Past Land Planning and Use Entitlement assignments have included: Somerset Hill Planned Unit Development (“PUD”) Application; Full Environmental Impact Statement (“FEIS”); State Environmental Policy Act (“SEPA”) Applications; Comprehensive Plan Amendment proposals; and, Rezone Applications.
Our appointment as an Owner's Rep provides a Proxy to present a meritorious case for changes, and a point-of-contact to engage with government agencies, municipal staff, the general public and third-party consultants. The first objective is to determine the threshold for economic viability on any project as soon as possible. When a Rezone or Comp Plan Amendment is necessary to achieve economic viability, a PM can lobby to develop support for changes and flip a Red light to a Green light, or resolve to cut your losses if you are denied.
Recent assignments include Forest Park I and II in Tumwater. Forest Park I is the freshly paved 7.73-acre parcel featured in the drone video on the Home page. It was land planned and engineering approved for 66-units in 22-triplex townhome building pads and sold through Marcus & Millichap upon Grading Permit Approval. Forest Park II is an adjacent 6.15-acre parcel that was site planned for 60-units and sold one-year later through Marcus & Millichap, just before SEPA Application & Checklist submission.
CSRA evaluates Comprehensive Plans and proposed Plan Amendments to determine their impact on future development. As an owner's proxy, we participate in Planning Workshops, Committee and Council Hearings, and present objections and alternatives to proposed Plan Amendments and lobby for viable alternatives.
We engage earth science and engineering professionals to define a property's physical condition and limitations, civil engineers to draft site and grading plan, wetlands and traffic studies, in order to build an economic proforma and determine economic viability.
